Compare who coordinates what
List the stages: design, plans and permits, construction, utilities and final fit-out. For each quote, mark who handles the stage: the builder, you, or a third party you’d need to appoint. Compare the scope line by line
Ask each builder to quote against the same written brief. Then compare:
- What is included and what is excluded, in writing
- The assumptions the price depends on
- Allowances or provisional items that could change the final cost
- Items such as services connections, data and communications, approvals and fees, and whether they’re in or out
Compare how changes are handled
Projects change. Ask how each builder raises, prices, approves and records a change before the work starts, and who can authorise it on your side.
Compare sequencing and disruption
Ask how work is staged where one task depends on another, such as fit-out following services work. If you’re staying in the premises, ask how work will run around your staff, customers and deliveries, and which areas must stay accessible.
Compare handover
Ask what you receive at the end, including approvals and documentation, and how outstanding items are tracked and closed out.
